Buying your first home can be exciting, but can also feel overwhelming. My Builder Finder is here to make the journey simple, stress-free and rewarding.
We will guide you through each step of the process including Finance, Property Selection, Construction and Handover.
The New Home Build Process
1. My Builder Finder Discovery Call
It all starts with a Discovery Call with our team at My Builder Finder. Your Discovery Call is an opportunity for you to ask questions about your first home journey and for our team to get to know you and your new home plan.
2. Meet With Our Finance Team
The second step is a Discovery Call with our finance team to discuss your new home plans, current situation, and timeframe for your new home. Getting the right guidance at this step will provide you with the best result. It is at this stage that your will know your borrowing capacity and obtain a Pre-Approval.
3. Connecting You To The Perfect Home®
The exciting part of the journey where our specialist property team will provide you with the perfect home. Our new homes are Full-Turnkey and Fixed-Price. What does this mean?:
1. Driveway
2. Letterbox
3. Cooling
4. Front Landscaping
5. Rear Landscaping
6. Blinds
7, Clothesline
Fixed-Price = Quote price and contract price are the same!!
4. Contract Signing
The Contract Signing Stage is where you sign the land contract and the build contract if you have been provided with a 2 part contract property. If you have been provided with a one-part contract property you only need to sign one contract.
Our team will connect you to a Conveyancer to handle the legals for your land purchase.
Lastly, at this stage, you pay your contract deposits.
5. Unconditional Approval
The step that brings your dream of owning your first home to a reality.
The bank has now reviewed your home and land contract and has provided you with an Unconditional Approval - this means that the bank will fund your new home and you can proceed to construction.
6. Building Permit Issued
Your building permit has been issued and the builder will erect a site fence and commence the build process. A very exciting time and a great opportunity for some happy snaps in front of your new home banner.
You are now in the construction phase and you will see your new home grow from the ground up.
7. Slab Pour
Your site cut has now been completed and it is time to pour your new home slab! This stage includes all underground plumbing and electrical, boxing of the slab and the slab pour.
This is the first stage that requires a payment from your lender. We will issue you with an invoice for the first stage and this invoice gets forwarded to your bank for payment.
8. Frame Stage
Your new home frame has now been completed and in most cases your roof has been installed.
Your lender will release the second payment to the builder.
The builder will then proceed to the next stage.
9. Lock Up Stage
Lock up stage includes:
1. Bricks
2. Windows
3. External Doors
4. Roof
The home is now water tight and protected against the weather. Achieving lock up stage prior to Christmas allows for your new home to sit safely over the Christmas break and be ready for the Fixing Stage in the new year.
10. Fixing Stage
The Fixing Stage will look like your new home has almost been completed.
You will now have:
1. Kitchen installed
2. Shower, Vanity and Toilet installed
3. Painted Walls and Ceiling
4. Internal Doors
5. Skirting Boards and Cornice
Our team will meet with you onsite to answer any of your questions and walk you through your new home.
11. Practical Completion
The Practical Completion Stage includes:
1. Flooring
2. Completed Paintwork
3. Completed clean/rectification works
4. Facade render and finish
It is now time to prepare for the handover of your new home. Best to complete your furniture shopping by this stage - not long now and you will be moving into your new home.
12. Handover
Your New Home is All Yours!!
Congratulations on the completion of your new home. Your home will be full-tunkey, so it will have a driveway, letterbox, landscaping, fencing, cooling and blinds.
This makes moving in so much easier and simpler!
